Determination techniques that fully reflect the characteristics of the object of evaluation are paramount, as unfortunately often are overlooked by even professional appraisers. There have been cases when information about the price of property was majorly misrepresented (difference in price by several times) as the result of application of the "average" numbers and "universal" methods of assessment, as well as due to the absence of individual approach to the task. The most striking example of this phenomenon is the use of “The City Bureau of Inventory and Evaluation of Real Estate ("GUION”)” the so-called "method of mass appraisal "which is based just on the "key" data about the property and its location (district, distance from the nearest metro station, usage, floor, number of exits, etc.).

Valuation of Cost of Rent

Valuation of real estate rents is necessary for both lessors and lessees. Valuation of shares is definition of cost of business segment, which accounts for the valuated number of shares.

The basis for valuation of shares is the determination of their value as a financial instrument that can bring profit to its owner. Price (quotes) of shares shall be determined only by the correspondence of supply and demand on the open market of securities.
