Initially, you should decide if you need a commercial premise for subsequent lease (sublease), or to use it for a particular activity (opening an office, a store, etc.).
In the first case, the main task is to determine the premise’s liquidity and evaluate all factors that determine demand among potential lessees.
In the second case the premise, in addition to its liquidity, must match the chosen purpose. In other words, it should have certain characteristics (footage, height, availability of entrances, etc.), which are consistent with sanitary, fire, technical, etc. requirements.
It is also important to check whether the chosen property is located in area that in near future might become unfavorable for business, and there are no other objective circumstances that might disrupt even a well-planned business: demolition of building, withdrawal of site for public use, etc.

Valuation Activities
Under the term “valuation” we understand not only the activities that determine the market value of property, but also a set of methods and computational algorithms by which the utility and value of the resources, the extent of damage, etc. can be rated.
Determination techniques that fully reflect the characteristics of the object of evaluation are paramount, as unfortunately often are overlooked by even professional appraisers. There have been cases when information about the price of property was majorly misrepresented (difference in price by several times) as the result of application of the "average" numbers and "universal" methods of assessment, as well as due to the absence of individual approach to the task. The most striking example of this phenomenon is the use of “The City Bureau of Inventory and Evaluation of Real Estate ("GUION”)” the so-called "method of mass appraisal "which is based just on the "key" data about the property and its location (district, distance from the nearest metro station, usage, floor, number of exits, etc.).
We evaluate detached buildings and built-in facilities, piers, land for various purposes, business, property complexes, movable property, intangible assets, as well as damage and so on.
Our experts are members of the Self-Regulatory Organization (SRO) and have practical experience of 5 to 10 years. Their liability is insured for a total amount of 50 million rubles.
The appraiser’s work results in Appraisal Report - a standard document that meets all requirements in accordance with the law "On Valuation Activities in the Russian Federation" of July 29, 1998 № 135-FZ, as well as the requirements of the Federal Appraisal Standards, approved by 254, 255 and 256 orders of the Ministry of Economic Development of July 20, 2007.
Our advantage is many years of professional experience in valuation of state-owned real estate objects, including obtaining approvals from the Federal Property Management Agency of St. Petersburg (federal property) and Head Office GUION of St. Petersburg (city property).
In 2013 we received over 100 positive conclusions from these organizations, which were made on the basis of analysis of our reports.
